Approve or Reject a Tenant Application

With so many Fair Housing Laws, it is important for landlords to know how to properly deny a tenant application. The main factors to look at when choosing tenants are: Credit Score, Eviction History, Background Check, Landlord & Employer References, and Income-to-Rent Ratio (3x). You need to let the prospective tenant know that you will not be selecting their application by sending them an adverse action letter.

If you need to verify the landlord information on a rental application or if you're interested in purchasing vacant property, you can do a free property owner search. The Internet has an abundance of information if you take time to use it. If someone owns a property, you can be sure they're paying taxes on it and that the county tax assessor will have their information on record. Enter the Property Address > Submit > Details > Owner History You can verify the owner name but you will have to do more Google searching for their contact information.
